The leaves may be changing around Lake Anna, but the real estate market is holding steady with trends worth watching—whether you’re buying, selling, or simply keeping an eye on your home’s value.

Current Inventory Snapshot

As of October 2025, there are 90 homes for sale across Lake Anna, a number that includes both waterfront and water access properties. This marks a notable 10% drop in inventory compared to last month’s total, which hovered just above 100.

  • 42 waterfront homes are currently listed, with a median price of $1.389 million

  • 48 water access homes are available, with a median price of $617,000

This lower inventory is a typical seasonal shift, but it also signals a favorable environment for sellers looking to stand out with less competition.

What This Means for Sellers

If you’re considering listing your Lake Anna home, now might be the moment to act. Fewer active listings mean your property has a better chance to shine.

“Instead of three homes for sale in your area, it would be only you,” says Grayson Hoffman, full-time Lake Anna agent with The Ashley Hoffman Group.

Selling timelines are also relatively strong:

  • Waterfront homes are averaging just 70 days on the market

  • Water access homes are taking about 99 days to secure a buyer

Advice for Buyers

While sellers are enjoying a bit more leverage, buyers still have good opportunities this fall. Compared to this time last year, inventory levels are higher, and buyer competition has eased since the peak of the summer market.

This means:

  • More choices are available than last fall

  • Less pressure from competing offers

  • Stronger negotiation potential

There’s also some optimism in the financial outlook. With the Federal Reserve signaling potential rate adjustments, mortgage rates may dip later this year. But Grayson offers a word of caution:

“Don’t wait for that to happen. When rates drop, buyer demand usually spikes—driving prices up.”

Lake Anna’s Market Continues to Evolve

Whether you’re planning to list your waterfront home or searching for the perfect weekend retreat, October’s data shows a steady and balanced market. And with shifting seasons and potential changes in interest rates on the horizon, now is a great time to make informed moves.
