If you’ve been watching Lake Anna real estate this summer, August brings an important message: inventory is holding steady, but homes are taking longer to sell.

There are currently 133 Lake Anna homes for sale, roughly the same supply we saw in July. For buyers, that means there are still plenty of options across both waterfront and water access properties. For sellers, however, longer days on market and increased negotiation make pricing and marketing more important than ever.

Here’s what the August Lake Anna real estate market looks like.

Lake Anna Waterfront Homes for Sale

There are currently 55 waterfront homes for sale at Lake Anna, with an average sales price of approximately $1.48 million.

The current waterfront market breaks down like this:

• 1 home is priced above $3 million
• 10 homes are priced above $2 million
• 29 homes are priced above $1 million
• 15 homes are priced below $1 million

That range highlights just how diverse Lake Anna real estate can be. Buyers looking for a waterfront property can find options below the million-dollar mark as well as luxury Lake Anna homes reaching well into the multi-million-dollar range.

Water Access Homes Remain an Important Part of the Market

For buyers who want to enjoy the Lake Anna lifestyle without purchasing directly on the shoreline, water access homes provide another option.

There are currently 78 water access homes for sale at Lake Anna, with an average sales price of approximately $604,000.

Water access properties are homes that do not directly touch the shoreline but typically provide lake access through their community. Depending on the property and subdivision, that can include amenities such as common areas, beaches and boat slips.

Homes Are Taking Longer to Sell

One of the biggest changes in the August Lake Anna real estate market is the amount of time sellers are waiting to find a buyer.

Waterfront homes are currently taking approximately 70 days to find a buyer based on the 90-day trailing average. That’s a noticeable increase from July, when the figure was around 45 days.

Water access homes are taking roughly 49 days to find a buyer, which is also slightly longer than last month.

That doesn’t mean homes aren’t selling. It does mean sellers need to approach the market with realistic expectations.

What Lake Anna Sellers Should Know

As Grayson Hoffman explains, “Be thoughtful in your pricing. Be very aggressive in your marketing, and don’t be afraid to negotiate.”

Right now, agreed-upon sales prices at Lake Anna are generally landing around 96% to 97% of the original list price. In other words, successful transactions are commonly involving negotiations of roughly 3% to 4% below asking price.

For anyone selling at Lake Anna, three things matter in the current market:

• Price the property thoughtfully from the beginning
• Make sure your marketing stands out from competing Lake Anna homes
• Be prepared for reasonable negotiations with qualified buyers
