							We sought out the Ashley Hoffman Group because of the Hoffmans’ familiarity with the area and their reputation for doing a complete and ethical job representing their clients. We traveled a long distance to the Lake Anna area to see if we could find the right home in the right location. We had only a few days to do that, so time management was crucial if we were going to find something. Grayson, representing us as buyers, built a list of homes that met the parameters we had set and he arranged for us to see them. The homes he identified were on our list as well, so we knew he was aligned with our preferences. Once at the homes, he told us everything he knew about them and for any questions he didn’t know the answer to, he immediately reached out to the listing agent to get the answer. We ultimately found the home we wanted and Grayson worked through the negotiation and draft agreements through the weekend so we could get a deal. Once we had an agreement on purchase terms, he facilitated the inspections and saw that the terms of the agreement were met. He was like an old friend throughout the process. 							When I was ready to sell my home, I contacted The Ashley Hoffman Group. Ashley was very responsive and answered any questions I had throughout the entire process. I was very pleased with the selling price she recommended, and it was inline with what I had in mind. Within hours of listing the property, I had many requests for showings and an offer for the full asking price within 5 days. When the lender for the buyers required specific repairs, Ashley had contacts for both septic and structural repairs. The contractors she recommended offered reasonable prices. Ashley’s team even coordinated the repairs, which saved me a lot of time, energy, and stress. All repairs were completed in a very timely manner to assist with meeting the closing deadline. 							I worked with Grayson over a three month period to acquire the perfect place for our family on the lake at Lake Anna. I cannot stress enough how important it is to have a local realtor that has developed trusted relationships with the network of people needed to succesfully complete a transaction (boat inspectors, mortgage brokers, contractors, short-term rental operators, septic, etc.). As a vacation house in a new location, it was really important to quickly connect with people we could trust to help us navigate unique challenges associated with having a house 90 minutes from our primary home. Grayson was invaulable in the process. I truly believe that without his support, we likely would have made sub-optimal choices. He was also very helpful in supporting us through a complex purchase which included many non-real estate components (two boats, jet skis, furniture etc). His suggestions and approach to managing those conversations was really helpful. I don’t know if we could have done it without him! 							This is the third real estate transaction we have had with the Ashley Hoffman Group. They represented a seller in our first transaction, then represented us in an investment property purchase, and finally on the sale of our second home. Grayson and his staff are always calm and composed and find a way to make even the most stressful situations manageable. They are fierce advocates for their clients, both in terms of setting expectations and shielding them from a lot of the "fun stuff" that can pop up in real estate transactions. 							I've known Ashley for 8yrs and consider her not only the best agent in central Virginia, but a real friend.  Ashley has handled the sale of 3 of my properties and she was able to sell them fast and for over asking price.  Ashley is very market knowledgeable and possesses savvy abilities to find ways to get a deal closed.  She is principled and works for a win, win transaction for everyone. 							My husband and I found Grayson Hoffman online because of his informative videos about waterfront properties and investment properties on the Lake. Grayson knows EVERYTHING about Lake Anna and as a personal investor at Lake Anna himself, he is truly a subject matter expert in guiding his clients to the perfect home! We knew almost nothing about Lake Anna going into the buying process and having him by our side to bounce ideas and questions off of was invaluable in landing in a great part of the lake. He was readily available, understood construction/renovation costs, and really stuck with us for the ride! He ultimately secured us an off-market home during very challenging market conditions. His extensive knowledge of the Lake Anna market, his experience with negotiating, and his tenacity really helped us to secure a home that we not only love, but for well under asking price! Grayson has relationships with many contractors in the area and hooked us up with a very reliable contractor (Rich Hurst of HURST Contracting) who was able to start immediately after close, which was awesome. The big differentiator between Grayson and other Lake Anna agents is that he has a background in litigation/law and is able to use that to his client’s advantage in crafting extremely strong offers and follow-up negotiations in competitive market conditions; he also is excellent at building client relationships as well as respectful relationships with those he is negotiating with, finessing the fine details to close for his clients! Would highly recommend Grayson Hoffman and the Ashley Hoffman agency and will definitely use them in the future should we choose to buy again!
